Pinnacle Transaction Coordinators will acknowledge receipt of your executed contract, thoroughly read the contract package, share an introduction/timeline email with all parties in the transaction, schedule the home inspection (if desired, but not preferred), manage all the critical dates of the contract, keep all parties updated via email and phone calls, alert you when situations arise, contact you to make decisions and discuss a strategy, offer advice, partner with our Broker and Team Leader as needed, schedule/confirm the seller presign, walk through & buyer closing, confirm the seller proceeds has been wired, send out a post closing thank you email and more...
Pinnacle is paid at closing, just as you.
Absolutely not! Just as you, the title company and lender does not get paid if the contract cancels, neither will you have to pay for the TC service. We will assist you with the cancellation paperwork process and notify your broker that the transaction has cancelled. We will wait for you to work on your next transaction.
Allison & Donna are the real estate transaction managers and will manage the transaction, compliance and your disbursement agreement. So that you can maintain a consistent level of service with your customers, your TC will be the same TC for all of your transactions. Therefore, you have the confidence of sharing your TC's name with your customers.
Since the nature of our business is based on Critical Dates, your TC would like to know that you are accessible by phone, text and email (unless you are traveling).
Also, inform your customer that your transaction coordinator will be in constant contact throughout the transaction. From time to time, customers "Go Dark" which can make it challenging to meet our critical dates timeline if we are having to hunt down the customer. If your customer will be traveling, please let your TC know so that we can make the proper arrangements and gather all details and documents prior to their departure. Your TC will know what to do.
Just as you will be compensated on both sides of the transaction, the same for your TC. Your TC does not discount the level of service that we offer to both you Buyer(s) and Seller(s). We work the same regardless if you have one side or both.
Absolutely! Your TC works along side you and needs to know your style and preference. If your customer has a unique situation, please let your TC know the situation. The more your TC knows the less likely you will experience an embarrassing situation.
Please do not hesitate to sit with your TC to discuss any and all concerns.
On the Florida AS IS contract, if you have the Seller, include the Transaction Fee of $395 on page 4 of the Listing Agreement using this language. "Seller agrees to pay the Transaction Fee of $395 to Pinnacle Transaction Management." If you have the Buyer, you may include the language on page 3 (Line 144) or on page 11. Buyer agrees to pay the Transaction Fee of $395 to Pinnacle Transaction Management (or similar verbiage). Please see your Broker.
You may omit the fee from the contract and we will include the fee on the DA (Disbursement Authorization) so that you will not have to return to Pinnacle to pay us. The fee will be deducted directly from your commission per the DA. If your Broker does not use a DA, Pinnacle will bill you on closing day.
You may email it directly to your TC or to contracts@pinnacletcs.com or you may 'Add to Team' in DotLoop. You may even deliver the contract package in person. We want to make the process as convenient as possible for you.
Great Question! Here are a few tips to not assume...
*. Do not assume that Pinnacle will deliver your contract to ensure it is executed. Please ensure your contract is executed and delivered to the co op agent and define your effective date. Copy us on the email so that we can take over from there.
*. Do not assume that we automatically know that you are Under Contract. We may have already been added to your loop to work on maintenance, however, once you are officially executed and delivered please send us an email to notify us that your are now Under Contract.
*. Do not assume that you will not be involved in the transaction. Although your TC will manage the full process, you will remain in the transaction as we copy you on all email correspondence, you will work with your customer on inspection negotiations and your TC will reach out to you for additional instructions.
